Auckland Surf Park is a pioneering mixed-use development that brings together recreation, housing and sustainability within a dynamic rural setting. Located in Dairy Flat, north of Auckland, the project is anchored by a proposed surf lagoon and a broader vision for a new kind of neighbourhood—one that reflects the surf lifestyle while supporting long-term community wellbeing and ecological resilience.
Studio Pacific was originally engaged to lead the masterplan for the site, including the integration and placement of the surf lagoon within the wider landscape. Over time, we’ve continued to work alongside Aventuur to evolve and expand the vision. The updated masterplan incorporates a new town centre, eco-cabin accommodation, a live-work precinct and more than 500 homes. Housing options include apartments, terrace houses, duplexes and larger lots, designed to support a diverse and growing community.
Our work balances strategic masterplanning, open space planning and residential design to create a place that feels connected, adaptable and grounded in local context. From the outset, the approach has been shaped by the principles of kaitiakitanga, placing emphasis on land, water and long-term environmental care. Native planting, ecological restoration and soft transitions between built and natural environments support biodiversity and landscape character across the site.
Connectivity and accessibility are central to the design. A walkable movement network links neighbourhoods to the lagoon, community facilities and wellness-focused amenities, while public spaces provide opportunities for retail, social gathering and recreation. The design promotes both active and passive wellbeing, with green space, walking and cycling trails, and carefully integrated community infrastructure.
Sustainability underpins every layer of the plan. Modular wastewater treatment, solar energy systems and water-sensitive design are integrated into the development framework, alongside a focus on local materials and climate-responsive built form.
